Cibolo Valley Ranch is located along FM 1103 in Cibolo, with access toward I-35, Schertz, New Braunfels and the greater San Antonio area. The neighborhood is also positioned for access to the Joint Base San Antonio area, including JBSA-Randolph, Fort Sam Houston and JBSA-Lackland. San Antonio International Airport is accessible from Cibolo as well. Actual drive times can vary significantly depending on traffic, time of day, route and destination.
Cibolo Valley Ranch is an established single-family home community with a mix of one- and two-story homes. Development occurred over multiple phases, so buyers will find different floor plans, home sizes and exterior styles throughout the neighborhood. Builders represented in Cibolo Valley Ranch include Lennar, KB Home and Kimball Hill. Many of the homes were built during the 2000s and 2010s, making Cibolo Valley Ranch primarily an established resale neighborhood rather than a new-construction community. Because inventory and home values change with the market, current listings provide the best picture of what is available in Cibolo Valley Ranch today.
Cibolo Valley Ranch includes three neighborhood green spaces located throughout the community, with recreational amenities such as playground areas, basketball courts and covered pavilion space. Just outside the neighborhood, residents have access to shopping and services along FM 1103 and near Rodeo Way, including coffee, fitness, dental and other everyday services. Steele High School is also located directly across FM 1103 near the back of the neighborhood.

Steele II High School is located along FM 1103 directly across from the area near the back of the neighborhood. Because school attendance boundaries can change and assignments may vary by address, buyers should verify the schools assigned to a specific property using SCUCISD’s online school locator.
